Block management services

We look after the parts of a block that everybody owns and nobody wants to chase — communal repairs, external fabric, and the compliance record underneath it.

Blocks fail slowly and visibly. Communal decoration goes tired, a light stays out, a gutter overflows down the same corner of the building for two winters, and by the time it is dealt with the repair costs several times what it should have.

What we take on

We cover the communal parts and the external fabric — the areas that fall to the freeholder or the management company rather than to individual leaseholders. That means entrance halls, stairwells, corridors, bin and bike stores, external walls, roofs, guttering and the grounds around the building.

Work residents can see

Service charges are easier to justify when people can see what was done for them. We photograph completed work so the managing agent or the board has something concrete to show leaseholders.

Fire safety in communal areas

Communal areas are where fire safety obligations concentrate — escape routes, fire doors, signage and the condition of the compartmentation between flats. We inspect and carry out remedial work on fire doors and communal escape routes, and flag anything that needs a specialist assessment rather than quietly working around it.

How it works

    We walk the block, note the condition of the communal areas and external fabric, and review the compliance records you hold.

  2. Schedule and quote

    A proposed visit schedule and a price, set out so it can be taken to a board of directors or a service charge budget.

  3. Regular scheduled visits

    We attend on the agreed schedule and photograph the completed work, so residents can see what was done and when.

Do you work with managing agents or directly with residents?

Both. We work for managing agents, for resident management companies and for freeholders directly — whoever holds the responsibility for the communal parts.

Can you attend at short notice between scheduled visits?

Yes. Scheduled visits handle the planned upkeep, and reactive call-outs are handled alongside them.

Will leaseholders see what has been done?

Yes, if you want them to. We photograph completed work so it can be circulated to residents or filed against the service charge.
