Facilities management is what we do when a client would rather stop being the coordinator. Instead of holding a list of contractors and chasing each one, you hold one number, and we take responsibility for the building being safe, compliant and in working order.

Reactive and planned, not one or the other

Most maintenance spend goes on reactive work that could have been planned. A gutter that was never cleared becomes damp in a corner bedroom; a flat roof nobody inspected becomes a ceiling replacement. Part of our job is moving spend from the first column to the second, where it is cheaper and far less disruptive.

What we typically cover

  • Building fabric — roofs, walls, windows, doors, guttering and drainage
  • Internal repairs and redecoration, including communal areas
  • Reactive call-outs raised by occupiers, tenants or your own staff
  • Planned inspection programmes with a written schedule
  • Compliance inspections and the records that go with them
  • Grounds, external areas and clearance where the site needs it

Who it suits

It works best where somebody is accountable for a building but does not want to run it day to day — a business with premises and no facilities team, a landlord with more than a couple of properties, or a managing agent who needs one reliable contractor instead of ten unreliable ones.

    Before proposing anything we go and look — the fabric, the plant, the communal areas and the paperwork you already hold.

    A written proposal covering what is reactive, what is planned, what is compliance-driven, and what it costs.

  3. We take it on

    One point of contact, work booked in, and a record of everything raised and closed so you can see what you are paying for.

Frequently asked questions

Do I have to sign a long contract?

No. We would rather start with a defined scope and let the arrangement grow if it works for you. We will always set out clearly what is covered and what is charged separately.

What happens when something needs a specialist?

We coordinate it. Where a job needs a specialist trade, we bring them in, manage them on site and hand you the certification — you still deal with one contractor.

Will I know what has been done?

Yes. We photograph completed work as part of the arrangement, and certification is handed over wherever a job produces it.
