Almost everything we do is for someone responsible for a building they do not live in. The pressures are different in each case, so the way we work is too.
Landlords
Whether you hold one property or thirty, the two things that cost you money are void periods and problems that were left too long. Both are usually caused by slow contractors.
We quote fast so decisions can be made fast, arrange access directly with tenants if you would rather not be the go-between, and sequence void works into a single window so a property goes back on the market in days rather than weeks. Compliance certificates and their renewal dates are tracked, so nothing lapses while you are busy.

Businesses
If you have premises but no facilities team, building maintenance lands on whoever has least to do that week. It gets handled reactively, at a premium, and usually at the worst possible moment.
We take that off you. Work is planned around trading hours rather than through the middle of them, statutory inspections are arranged and tracked, and the fabric of the building is maintained on a schedule instead of when it fails.

Managing agents
You are judged on the contractors you appoint. A contractor who misses appointments, leaves communal areas untidy or cannot produce a report generates complaints that land on your desk, not ours.
We work to remove that risk: scheduled visits that actually happen, photographs of completed work that can be passed straight to leaseholders, and communal repairs handled without residents needing to chase anybody.

Questions we get asked
Will you deal with my tenants directly?
Yes, if you would prefer. We can arrange access and updates directly with tenants and keep you copied in, which saves you relaying messages between two parties.
Can you work to a service charge budget?
Yes. We can price a scheduled programme in advance so it can be built into a service charge budget and taken to leaseholders or a board of directors.
Do you work with portfolios outside Dorset?
We cover the South of England. Dorset is where most of our work is, but we travel further for portfolio arrangements — ask and we will give you a straight answer about whether we can serve you properly.
What if a job needs a specialist trade?
We coordinate it. Specialist trades are brought in, managed on site and their certification handed to you — you still deal with one contractor.
